ARRIVAL at the property (unless otherwise advised to you in writing) should not be before 4.00 p.m. local time. 
  Departure. The property must be vacated by 10.00 a.m. on the date of departure to allow time for cleaning.

CANCELLATION: In the event that you have to cancel your booking, the following cancellation charges will apply:-

FORCE MAJEURE: The owners of the property or their servants or agents will not be liable for loss or delay occasioned by   any of, but not limited to, the following :-
Strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical/weather problems to transport, aircraft grounding, closure of airports or ports, weather conditions or any other event beyond the villa owner's control.

SECURITY BOND: A Bond of USD 500 will be held against any loss or damage occasioned by the use of the property by the parties to this agreement. The bond will be taken in the form of a Credit Card swipe, no funds will be taken from the card unless damage is found after your departure - the bond is therefore fully refundable after a satisfactory status report has been received.

Our insurers insist on a POSTAL ADDRESS of the lead party member for the Booking and Security Deposit.
A 'PO Box' address is not acceptable.

Lost keys or failing to leave the safe key at the end of your holiday, there will be a minimum charge of USD 100. A broken key there will be a minimum charge of USD 35.

Extraordinary excess Garbage, Garbage is collected twice a week (Tue & Fri), so allowing plenty of opportunity for guests to dispose of their rubbish. If more than 2 bags are left at the end of the rental, a charge of USD 15 per extra bag will be charged.

Guests are specifically requested not to allow unsupervised children to use the pool. 
For your safety NO DIVING or JUMPING INTO THE POOL.

FREE telephone calls - Free calls to the UK are subject to a 'fair usage policy' your allowance is £10 ($15) per week, that's over 330 Mins (5.5Hrs) per week. Calls within the U.S. do not have any restrictions.

GLASS or CHINA of any kind must NOT be taken into the pool area. If a breakage occurs and the pool has to be drained and cleaned, a charge will be made or possibly the deposit forfeited. We provide plenty of unbreakable crockery and tumblers.

Sorry, No pets allowed. If evidence of pets are found in the villa is found then a minimum charge of USD 125 will be made for purifying the villa.

This is a NON SMOKING Villa (indoors). We are sorry if this causes inconvenience, but we think the majority of our guests would prefer it that way. If evidence of smoking in the villa is found then a minimum charge of USD 125 will be made for purifying the villa. 

Spillage, If a spillage occurs, please clean it up IMMEDIATELY & THOROUGHLY as a charge for cleaning carpet/sofa/beds will be a minimum of USD 125. 

The villa owners and their agents cannot accept liability for any loss or damage to your property, or for death or injury sustained by any member of the party, howsoever caused. 

If payment has been made by Credit Card or PayPal and we have to cancel the booking due to "FORCE MAJEURE", then any refunds we make to you will be less GBP 20 (USD 30) - administration charge.

Our Pool Heating is set to get the pool to 32c (90f) and is turned on 2 days before your arrival if purchased in advance. (The actual temperature attained is "air temperature dependant", therefore the 'set temperature' is not guaranteed, but has a 90% chance of being attained - Unlikely to be attained during December & January).

The GAMES room is for the exclusive use of paying guests, and you must not allow non-members of the party to use the equipment. No child under the age of 7yrs (44" tall) should be allowed in the games room unaccompanied.
